Privacy Policy

BuyerWise is a software product operated by Belanger Home Inspection LLC, doing business as “BuyerWise” (collectively “BuyerWise,” “we,” “us,” or “our”). We are committed to protecting your privacy. This Privacy Policy explains how we collect, use, disclose, and safeguard your information when you use our website and service (collectively, the “Service”). This Privacy Policy is incorporated by reference into our Terms of Service. If you do not agree with this Privacy Policy, please do not use the Service.

1. Information We Collect

When you use BuyerWise, we may collect the following types of information:

  • Uploaded Documents: The PDF home inspection reports you upload to the Service.
  • Property Metadata: Information you provide about the property, such as state, ZIP code, year built, home type, and square footage.
  • Contact Information: Your email address, which is used to send you the results of your analysis and any support or transactional communications.
  • Log and Usage Data: When you access or use the Service, our servers and infrastructure providers automatically record information such as your IP address, browser type, device and operating system information, referring URL, pages visited, timestamps, and error logs. We use this information to operate, secure, and improve the Service.
  • Cookies and Similar Technologies: We and our service providers use cookies and similar technologies to operate the Service and measure usage. See Section 3 below.

2. How We Process and Use Your Information

Our core service involves extracting text from the PDF reports you upload and sending that text to a third-party Artificial Intelligence provider (currently Google’s Gemini API) to generate an analysis.

  • User Responsibility for Uploaded Content. You are responsible for the contents of any document you submit to the Service. The Service ingests documents as you submit them; we recommend that you review and redact any information you do not wish to be processed before uploading. As a courtesy, we apply an automated best-effort process intended to remove certain categories of personally identifiable information — such as email addresses, phone numbers, and a limited set of clearly labeled fields like “Client:” or “Inspector:” — from text-based reports prior to transmission to our AI provider. This process is provided on an as-is basis and we make no representation or warranty as to its completeness or accuracy. It does not remove property addresses, dates, unlabeled names, license numbers, MLS numbers, or any information contained in scanned (image-based) reports. You should assume that the full content of your uploaded report may be processed by our AI provider.
  • Third-Party AI. We use the paid tier of our AI provider’s API. Under the provider’s terms for that tier, your prompts and the resulting outputs are not used to train the provider’s foundation models. The provider may retain prompts and responses for a limited period for abuse monitoring and then delete them, consistent with its published terms. We do not fine-tune any AI model on your content, and we do not sell your User Content to third parties for their own product development.
  • Operating the Service: We use your information to create and manage your analysis, deliver results, provide customer support, send transactional emails (such as results), and respond to your inquiries.
  • Improving the Service: We use aggregated and de-identified usage data, error logs, and feedback to monitor, maintain, secure, and improve the Service.
  • Optional Follow-Up Emails: If you check the “OK to email me” box at submission, we may use your email address to follow up about your specific report or ask occasional product-feedback questions. This is opt-in only and separate from the transactional emails above. You can withdraw consent at any time by emailing support@buyerwise.app.
  • Security and Legal Compliance: We use information as needed to prevent fraud and abuse, enforce our Terms of Service, and comply with applicable laws and lawful requests.

3. Cookies and Analytics

We use a limited set of cookies and similar technologies:

  • Essential cookies are used by our hosting and database providers to keep the Service functioning, maintain sessions, and protect against abuse.
  • Analytics cookies. We use Google Analytics (GA4) to understand how visitors interact with the Service so we can improve it. Google Analytics collects information such as IP address, device and browser details, pages visited, referring site, and interaction events. This data is processed by Google on our behalf. You can learn more at policies.google.com/privacy and opt out by installing the Google Analytics Opt-Out Browser Add-on.

Most browsers allow you to refuse or delete cookies through your browser settings. If you disable cookies, some features of the Service may not function properly. We currently do not respond to browser “Do Not Track” signals, but we will update this policy if that changes.

4. Data Retention and Deletion

We are committed to minimizing the data we store:

  • PDF Files: The original PDF files you upload are temporarily stored in our secure database buckets to facilitate text extraction. We schedule automatic deletion of these PDF files after the AI analysis is complete and target removal within 48 hours. If a deletion attempt fails, the file remains subject to our standard storage retention until a subsequent cleanup run removes it. You may request immediate deletion by contacting support.
  • Extracted Text and Results: The raw text extracted from the report, the property metadata, and the final AI-generated JSON analysis are securely stored in our database to allow you to view your results page. You may request the deletion of your specific report data at any time by contacting support.

Retention: We do not currently run an automated deletion schedule for completed analyses. Your extracted text, property metadata, and AI analysis may be retained for as long as the account associated with them remains active. You can request deletion of your report at any time by emailing support@buyerwise.app, and we will honor deletion requests within a reasonable timeframe. We may retain limited information longer if required to comply with legal obligations, resolve disputes, prevent fraud, or enforce our agreements.

5. Information Sharing

We do not sell, rent, or trade your personal information or uploaded documents to third parties for marketing purposes. We share data only in the following circumstances:

  • Service providers we use to operate the Service, including:
    • Cloud hosting and database providers
    • A third-party AI inference provider (currently Google’s Gemini API)
    • A transactional email provider
    • An analytics provider (Google Analytics — see Section 3)
    These providers have access to your information only as needed to perform their functions and are contractually or legally obligated to protect it.
  • Legal requirements: We may disclose information if required by law or in good faith belief that disclosure is necessary to comply with legal process, protect our rights or property, prevent fraud, or protect the safety of users or the public.
  • Business transfers: If BuyerWise is involved in a merger, acquisition, financing, reorganization, bankruptcy, or sale of assets, your information may be transferred as part of that transaction, subject to the terms of this Privacy Policy or a successor policy of comparable protection.
  • With your consent: We may share information in other cases with your explicit consent.

6. Data Security

We implement reasonable administrative, technical, and organizational security measures to protect your information against unauthorized access, loss, alteration, or disclosure. However, no method of transmission over the Internet or electronic storage is 100% secure, and we cannot guarantee absolute security.

7. Your Privacy Rights

Depending on where you live, you may have rights regarding your personal information. In particular:

  • Access, correction, and deletion. You can request a copy of the personal information we hold about you, ask us to correct inaccuracies, or request deletion by emailing support@buyerwise.app. We may need to verify your identity before fulfilling your request.
  • Email preferences. Transactional emails (such as receipts and your results) are required to deliver the Service and cannot be opted out of while you are using it. If we ever send marketing emails, they will include an unsubscribe link.

California residents (CCPA/CPRA). If you are a California resident, you have the right to request that we disclose the categories and specific pieces of personal information we have collected about you; request deletion of your personal information, subject to certain exceptions; correct inaccurate personal information; and opt out of the “sale” or “sharing” of personal information. We do not sell your personal information and have not done so in the preceding 12 months. We use analytics cookies as described in Section 3, which under some interpretations of California law may be considered “sharing” for cross-context behavioral advertising; we do not engage in cross-context behavioral advertising and you can disable these cookies through your browser. To exercise your rights, email support@buyerwise.app. You may designate an authorized agent to act on your behalf; we may require verification of the agent’s authority and your identity.

EEA, UK, and other jurisdictions. If you are located in the European Economic Area, the United Kingdom, or another jurisdiction with similar data protection laws, you may have additional rights, including the rights of access, rectification, erasure, restriction of processing, objection to processing, and data portability. To exercise these rights, email support@buyerwise.app. You also have the right to lodge a complaint with your local data protection authority.

8. Children’s Privacy

The Service is not directed to children under the age of 13 (or 16 in certain jurisdictions), and we do not knowingly collect personal information from children. If we become aware that a child under the applicable age has provided us with personal information, we will delete it. If you believe a child has provided us with personal information, please contact us at support@buyerwise.app.

9. International Data Transfers

BuyerWise is operated by Belanger Home Inspection LLC from the United States. If you access the Service from outside the United States, your information will be transferred to, stored, and processed in the United States and other countries where our service providers operate. These countries may have data protection laws that differ from those in your country. By using the Service, you consent to the transfer of your information to the United States and to the processing described in this Privacy Policy.

10. Changes to This Privacy Policy

We may update this Privacy Policy from time to time. We will notify you of any changes by posting the new Privacy Policy on this page and updating the “Last Updated” date. If we make material changes, we may also notify you through the Service or by email. Your continued use of the Service after any modification constitutes your acceptance of the updated policy.
